Hall & Hall Engineers (HHE) completed the land survey and site design of the former Iowa Iron Works site in Cedar Rapids. The 4.8 acre, two-phase, $20 million, three-building development, totals 80,000 square feet of mixed-use tenant space and 65 residential units. The Depot’s three to five-story buildings are accessed via 295 on-site parking spaces. Private balconies provide exceptional views of the Newbo City Market and the downtown Cedar Rapids skyline.
The project began from a vacant brownfield site and required the demolition of an existing section of railroad. HHE collaborated with surrounding business as they laid out the plans of the buildings and site. HHE had to consider the stormwater management challenges posed by the flat site. While completing the site design HHE performed floodplain permitting and incorporated onsite detention, native vegetation, and other related stormwater BMPs. Land survey duties included topographic and boundary survey, right of way vacations, final platting, condominium regime documents and construction staking.
